Between the thousands of home listings available on the MLS and all the individual features a buyer wants in a home, the time involved can be quite significant.
This is why using a buyer’s agent can be a very helpful and important part in the home buying process!
A buyer’s agent is a licensed professional who will represent the buyer rather than the seller in a real estate transaction. A listing agent will represent the seller. When looking for a buyer’s agent, if they market themselves as an “exclusive” buyer’s agent, this means they do not have any homes listed to sell, they work solely as a buyer’s agent. If they do represent buyers and also have homes listed to sell, they are acting as a dual agent. A buyer’s agent can be paid in portion from the listing agents commission on the sale of the home or a flat fee that the buyer notes in the contract.
From researching homes to closing the contract, the buyer’s agent will guide the buyer every step of the way. One great advantage of having a buyer’s agent is that they will take all the buyer’s wants and needs in a home and use this to research the best listings to tour. Scanning through pages and pages of homes on the MLS for a buyer is tedious and time consuming. A buyer’s agent, being a professional, has the tools and knowledge to research much more efficiently. Information like school districts, neighborhood characteristics and even demographics of the area can be readily provided. They can also help you negotiate your offers, and even help with paperwork involved in the real estate transaction.
